    It's probably easier and cheaper to build new instead of dealing with whatever type of remediation would be required at a closed industrial site. Hard to say what sort of pollution/contamination you could be on the hook for if you come in and try to take over a site like that. Asbestos, oil and chemical leaks/spills just to name a few.

    That would make sense, but it’s not the case at all. Most commercial construction is cheaper to renovate an existing shell than ground up construction.
