    Price of Land

    What is a decent price per acre for hunting land in Northern Missouri? I know there are are a ton of variables, but does anyone have any idea? I have been looking around a little bit and just trying to see if anything is a good deal. What are some of the things that would raise the price and how much are they worth, ponds, creeks, crp land? Just looking for some suggestions. Probably looking anywhere from about 40-80 acres.

    Tillable ground is what makes the price go up. I hunt up there myself and have seen alot of ground for 2500-3k an acre but that is not crop land, of course if you want hunting land then crop land is not really what you are looking for, you just want junk land NEXT to crop land.

    Have you Googled Missouri MLS or Realtor.com? Should be able to access land listings.

    Not sure about Mo but I have a friend looking to buy about 1000 acres right next door in Iowa and the scrub hunting ground has been bringing more than the crop ground. Crazy!

    I just saw 69 acres listed (it had been sold) for 93k, had 9 acres tillable the rest was junky but prime hunting land. Looks like you could get a deal if you looked hard. I always thought if you convince a farmer to sell you just a big timbered draw on the edge of his farm that would be perfect, they can't really use it and that is all a hunter would want.

    In our area the smaller tracts of land, ie...30-40-50 acres is much more money. as a good rule of thumb, dont pay more than your willing to pay. i really think that land values are highly inflated, at some point they will come down it just may be a while from now

    I really just started looking. I'm looking for a long term investment along with somewhere to hunt. I know that area is getting more and more popular with hunters just like Iowa and Illinois has gotten and eventually you won't be able to hunt anywhere up there because the outfitters will have everything locked up.
