    Home shopping...Metal roofs good or bad?

    We are seeing many more houses with metal roofs while shopping for a new home. This is in northern Alabama area. I’ve owned 4 houses in the past and all had traditional shingle roofs. I know nothing about metal roofs but they look good and would seem to be a great long term value since I would assume they never need replacing. Does anyone have a metal roof and do they require maintenance like a shingle roof? Are they more energy efficient? I’m guessing if there is a hard rain or hail it would be loud.

    we have small metal roof on portion of our house over garage. like the sound of it when it rains. had to get it painted after 16 years but have heard paint wont last on it

    I have a steel roof. It's great! Insurance discount usually. I haven't needed to do anything to mine in the 12 years I've lived here. If you're ever to get up on the roof be extremely careful because they get slick as snot.

    We had to reroof several tears ago. Wife wanted metal. When I asked her what kind of metal, she said like our neighbor has on his garage. I said no, if we're going metal, we're getting the one that looks like shingles. Don't know what it's called, but each piece hooks into the piece below it and hides the screw heads.

    we put a metal roof on (discount for homeowners insurance due to being hail resistant) on our place in Georgia.

    We haven't had any issues and would do it again.

    However, pay attention because some metal roof retrofits have venting/condensation issues. Any reputable roofer will make sure its done right.

    Oh, and as said before. I got a frisbee off the roof last summer...WOW it was hot.

    When we have to re-roof our house I am wanting to go with a metal roof and I would like replace the vinyl siding with steel siding. We would have done it when we built the house, but we maxed out our budget when our old house didn't sell for what it should have.

    We put metal right over the old shingle. Not loud at all and we love it.

    I see alot of people going with metal roofs in Northern Michigan..Probably has to do with the weight of snow..Not something you have to worry about in MS..

    Roofer told me the rubber washer on the screws to hold roof down break up pretty fast and you have to replace them all the time or it leaks. Can anyone verify this? I like the looks of some metal roofs.

    Needed new roof and checked into metal roofing. Costs more than 3 tab, or I'd have it. Probably should have bought it, 'cause we recently had our roof replaced again.

    I'd think the problem with snow weight isn't the roofing material, but the ability of the joists to support it...
