What would be a good product to clean the awning with, pressure washer or brush ?

I use simple green or awning cleaner found at wal mart in the RV section.

I'd second the Simple Green but I think I'd stay away from the pressure washer and just use a brush and hose.

Wet it down good top and bottom. Spray it down good with simple green and roll it up and for about 20 minutes unroll and rinse.

We use a bleach and water mixture with a touch of Dawn dish liquid. Spray it on with a garden sprayer, roll it up for 20 minutes or so the spray it off.

^^ This. Been doing this for years. Looks like new after you finish and no scrubbing required.

Does this included the underside of the awning? I cleaned mine and it is cleaner but still see stain marks

We just cleaned our awning yesterday. Sprayed it down with awning cleaner and let it set for 3 minutes then brushed it down with a wash solution. Did both sides this way and best it's looked in a while. Let it dry all day today and then rolled it up this afternoon.

I do the bleach and water method. Soak down underside with water, then spray with the solution. Roll up, let sit 20-30 minutes, unroll, let sit another 5-10 minutes, rinse. Comes out spotless.
