    DWF guys

    Guys, the wife's company has offered her a position that would move us to the DFW area. She would be working in the Alliance area, so where would be some good places to look at to live? We don't want to live around the other yuppies so we was thinking somewhere west of Eagle Mountain Lake?

    Now a day, you will have to go a good distance to the west of Eagle Mt Lake to get away from the yuppie crowd. Anywhere between Rhome, Decatur, and to Denton going straight north. That area has been expanding daily it seems like. You will have to put your feet on the ground in the neighborhoods to get a real feel for the areas.

    I would say north of the alliance area is your best chance of that. Argyle, lewisville, Flower mound, and the areas around them are high dollar yuppie areas now days. Justin, ponder, Rhome, Krum are all smaller felling towns but are growing fast. Denton area is large and is a mix of things. Sanger area is still small town feel but is starting to grow. There is all kinds of small towns with plenty of stuff around, just depends on what kind of living you want.

    All that are moving in around here are yuppies so join the rest of us and enjoy the ride.

    Welcome to the Great State of Texas (God's Country)

    The Cali group has driven housing prices up so be prepared for sticker shock. But you can still find nice affordable houses, just have to look around

    The housing prices aren't as shocking as the property taxes are....damn.

    We don't either in TN and my property taxes are about a 1/6 of a comparably house in the Springtown, TX area. $1200 a year vs $7500......

    Wow, property taxable values must really be high there. Tax rates here are higher than Parker Co/Springtown and mine are less than half that for a little over 2K sq ft. There is also a fairly large gap between taxable and market values here. I bought my home 21yrs ago that could account for that gap. Market value is almost twice what I paid, so my basis plus small increases in taxable value explain that gap. The wife is wanting us to move that way to be closer to our kids and grandkids, but a jump in property taxes like that would be a deal breaker on retirement income. Problem is, she don't savvy that ...

    Yeah, I gave the wife a budget of $450k for new house until the lender started tell us the what the taxes would be and that number dropped to $350k in a hurry....lol.

    Look at Shady Shores. It's by lake Lewisville, the ramp is 1/4 mile from my house. Quite area, bur close to the busy areas of Denton.

    You would like this area. The prices are a little over your $350k budget but right in the $400-$450k range
