I don't remember the names off the top of my head but there's several on Route 10 at the Hopewell exit off I-95 that work well. Wawa for gas and several places to eat close by too.

Osborne is Not the best part of the Richmond area.

Yes, you are generally okay at the Chester/Hopewell exit off I-95. That is Rt. 10 at RT. 1. DO NOT.....DO NOT stay at the Willis Road exit. Willis road is NOT safe for you or your rig.

look at the hotels near wawa right near my house here. zip code is 23836. river is close by, Hopewell ramp, osbourne, dutch gap and then Jordan point about 6-7 miles south. DO NOT STAY AT THE EVERGREEN MOTEL IN HOPEWELL BY THE RAMP!!!!!!!!!!!!!! it is a crack hotel.
