    I would rent for a year or two. This boom is going to bust and you don't want to get caught in that. We just sold a house in NC for waaaaaay over our listing price. The offer came in within 48 hours of listing it. If FL is anything like what we are seeing, houses are selling fast and at grossly inflated prices. Wait for the bust to happen then you'll have your choice of houses at much better prices.

    Stuart may be a little less crazy than South Florida but the big problem here is there are not many homes for sale because people can't find another house to buy so they are staying put. The good news about Stuart is they probably have land that Center be developed. If you are a cash buyer that will help you a ton in getting an offer accepted. One option may be to buy a vacant lot if you find something you like and then decide when you want to build on it.

    Congrats Be sure to double check all small town and HOA restrictions. Some have screwy rules like Palm Bay. You cannot leave a boat unhitched in your driveway for more that 24 hours or 48 total hrs in a one month period. They love code enforcement to make money. Palm Bay area is a fisherman's haven if you can garage or move your boat to the back of the house.

    A really good idea... for two reasons.

    1-if you dont like it here, your not financially committed long term.
    2- when this housing market crashes, your wallet wont either.

    He is selling two overpriced houses to buy one overpriced house, with cash. He should be fine since this is the last move.
